asset set in the heart of Mayfair and moments from Grosvenor Square.

9UGS acts as Morgan Stanley’s International Wealth Management offices in the heart of the West End – previously acting as Morgan Stanley’s CEO office.

The office asset is let the Morgan Stanley Group – institutional grade covenant – at a low and reversionary passing rent with the potential to increase the NOI in the short term.

The asset management strategy will consist in stabilizing the scheme by undertaking a capex program

to enhance the EPC ahead of the next rent review and lease re-gear.
